We recommend that your order include both right-reading and mirror-reverse copies, since permit officials and lenders will need to see a right-reading version. There is a one-time cost of $50 to reverse the plans, whether you buy them all in your initial purchase, or a follow up order. The number you will need of each version is something your builder should advise you on. Keep in mind that if you find a Coastal house plan that is close, but not exactly what you’ve envisioned, we offer plan modification services to ensure your desired floor plan becomes your new dream home plan. Design professionals charge by the hour, and making changes to electronic files is much faster and easier than erasing and redrawing lines and dimensions on a Mylar copy. So purchasing an electronic version of the plans can save you both time and money. Bond copies cannot be duplicated, but they come with a formal Copyright License that gives you the legal right to construct the house, and to modify the plans beforehand to suit your needs. If allowed in your area, modifications can be "marked up" (some people refer it as "red-lining") right on the plans. As you pass the central staircase on the right side, you pass a bookshelf niche and a small vestibule with double doors that open into a large office.

A lovely circular sitting area with a fireplace is located over the screened porch on the main floor, providing a cozy space to relax, read, and enjoy the multiple outdoor views. The bathroom features a U–shaped counter with two vanity sinks, a private toilet room, and a separate shower space. A door from the bath opens into a huge walk–in closet and dressing area that’s divided into two spaces.

There's a covered front porch framed by handsome square columns that wraps around one side, and a huge rear deck next to a round–shaped screened porch that spans the entire rear of the house. There's a fireplace in the great room that can be enjoyed from the deck, and another in the screened porch/sunroom. The upper level features a spectacular master suite, three additional bedrooms, and a large playroom with views in three directions. This gorgeous home blends different styles to create a universally appealing design inside and out. Plans purchased in this electronic format are emailed, so you get them right away, and there's no shipping fee. Often views or site characteristics make it either advantageous or necessary to build a house in the reverse of the way the plans were originally drawn. When reversed, the front of the house continues to face in the same direction, but rooms that were on the right side of the house as you face it will now be on the left, and vice versa. The lettering and numbers will appear as they would if you held the plans up to a mirror, but this will not present a problem for your builders, as they are quite familiar with this process.
However, if you want to raise the ceiling of the main floor of a two-story home, there has to be room to add steps to the existing staircase. Foyers – grand sweeping foyers, often two stories that afford a generous view of the living space and/or accompanying second story landing and can pan out in multiple directions accessing different rooms of the interior. Traditionally, the overall height of a house is determined by measuring from the top of the finished floor on the main level, to the highest peak of the roof. If the changes you wish to make to our plans are rather extensive, or structural in nature , purchasing the plans in CAD format will almost certainly be your best option.
Your guests will have privacy and quiet on the other end of the home with easy access to the kitchen, laundry room and bathroom. This impressive space features a ceiling that vaults to over 20′ and has exposed wood trusses that add some rustic warmth to the room. A stone fireplace hearth with a double–sided fireplace is located at the end of the room, flanked by a curved wall of windows on either side. These large picture windows, and three more just like them on the side wall, have additional windows above them for even more light and an expanded view. Built–in bookcases between two columns serve as a divider between the great room and a casual dining area. This room has windows that look out to the rear deck and beyond, and a glazed door that opens out to the deck.
If you choose to build out the entire lower level, you’ll gain an additional 3,184 square feet of living space. After coming down the stairs there is a large exercise room on the right, and a storage space straight ahead that provides access to a vault room. Turning left at the bottom of the stairs leads you past a guest room with a full bath on your way to the entertainment portion of the lower level. There’s a sunken media area with a fireplace and views to the rear, and a huge open area for billiards and gaming that’s serviced by a full bar. A wine cellar is located behind the bar, as is an extra large storage area.

This magnificent house was originally constructed to have fantastic views to the rear from every level, but there are great views to the front and one side as well.
